May 16--If you're getting ready to sell your home, sweat the small stuff.
Lots of houses are for sale now in the Kansas City area, so there's stiff competition. Doing a few extras -- like painting over "Miami Vice"-colored, faux-finished walls -- will give you an edge in this buyers' market.
Scott Galvin, senior sales executive for RE/MAX First Realtors in Leawood, says he has seen houses go for $15,000 to $20,000 less than their potential. Sellers ignored simple cosmetic flaws, which would have cost only a few hundred dollars to fix.
