They might be land-efficient and environmentally friendly
Developers of San Diego County's two largest master-planned communities are scrapping the typical tract layout in favor of a village design.
Reminiscent of some Midwestern towns, the village concept is incorporated in preliminary plans by The Baldwin Co. for its Otay Ranch project and by Pardee Construction Co. for its land east of Carmel Valley. Both projects plan to orient development toward pedestrians and mass transit, as opposed to cars. The intention is to create town centers people can walk to for shopping and recreation.
