Austin retail has long been focused on South Congress Avenue, the bustling boulevard below Town Lake. But now independent boutiques are sprouting up in downtown proper. It's an area alive with business by day and bars by night, but one that has been a bit of a ghost town come Saturday afternoon - until recently.

Since 2000, the number of downtown residential units has increased by 52 percent, and 30 additional projects are scheduled to bring 4,851 new dwellings to the area and swell the residential population by 170 percent over the next two years, according to the Downtown Austin Alliance.
