More and more new homes are experiencing moisture problems within a few years of being built and Stephen Smulski knows why.
"While houses built before 1970 were leaky, warm and forgiving, today's energy efficient homes are tight, cold and unforgiving," Smulski said at a presentation last week to a packed room of architects at the Build Boston convention. "With today's air and vapor infiltration barriers and energy-efficient windows, there's so little air flow and heat loss that when walls get wet they stay wet. It's the downside of energy conservation. Our good intentions have had some unforeseen effects."
