CHICAGO -- CHICAGO, Jan. 21 /PRNewswire/ -- Submerged tidal land is often appraised using techniques similar to those of other property types, such as the sales comparison approach. However, according to author James Haller Shaw, MAI, using what is referred to as the "model-ratio technique" can provide a more reliable estimate of the value of submerged tidal land.
