Four years ago, with its lease coming due, BOORA Architects weighed whether to stay in its downtown Portland office, pull up stakes and lease space elsewhere, or buy and redevelop a building as its headquarters. In the end, the firm opted to remain in and renovate its Morgan Building digs.

The reasons were many: the office's environmental performance, functionality and spatial quality; access to transit, restaurants, shopping and other amenities; and economics.
