Following the theory that retailing builds on itself, leasing
agents trying to reposition shopping centers recognize one of the
best ways to maintain healthy rental rates is to aggressively pursue
quality tenants.
Retenanting a shopping center along a theme can create a synergy
that draws more shoppers and creates a higher demand for the retail
space.
Carl Archiniaco of Harrison Levy Co. has worked to reposition a
number of shopping centers in the metro area to change their retail
mix.
"It builds on itself," he explains. "Retailing is an
