Real estate is no longer a get-rich-quick investment, but there are those who believe it remains a solid, smart place to put your money.

The combined effect of overbuilding, lower inflation, threatened recession and weak demand makes it more difficult for investors to make money in real estate than it has been in the past.

In 1989, income return from institutional equity real estate -- property investments held by pension funds and other large professional investors -- lagged far behind stocks, bonds and short-term Treasury bills. For the fourth quarter of last year, real estate could not even beat inflation.
