Triggered by financial pressure, the real estate industry is
slowly polarizing into a landscape increasingly dominated by three
separate groups: by large regional firms, franchises, and small but
strong local firms.
Those caught in the middle -- mid-sized firms and small offices
without a strong niche -- are slowly taking down their shingles for
good or are joining the regionals and franchises, industry observers
said.
To grow and prosper, the big firms are increasing market share by
using their financial muscle for more marketing and training for
sales agents. Firms are joining franchises to gain immediate name
